This net zero home remodel in Salida, CO showcases Arayasun Construction’s approach to energy-efficient renovation and high-performance building. The project combines thoughtful design, durable materials, and efficiency improvements to create a more comfortable and resilient home.
The home was extensively remodeled to improve energy efficiency while preserving most of the original floor plan. Improvements included a new front porch, a sloped roof over the existing flat roof, updates to the kitchen and owner’s bath, and remediation of mold discovered during construction.
The original siding was removed and exterior insulation was added, including insulation around the foundation. Additional insulation was installed beneath the new roof and between the garage and main house. All windows were replaced, significantly improving the home’s air sealing. An energy recovery ventilator was installed to provide a continuous supply of fresh air.
Radon mitigation was also added, substantially reducing radon levels inside the home.
All gas appliances were replaced and natural gas service was disconnected from the house. The gas fireplace was replaced with a wood stove, the gas range was replaced with an electric range and induction cooktop, the conventional water heater was replaced with a heat pump water heater, and the gas boiler was replaced with a heat pump heating system.
A 10 kW solar array was installed, and the electrical connection to the grid was upgraded to support the new heat pump system. An electric vehicle charger was also added.
The completed home now operates at net-zero energy performance and has produced more electricity than it has drawn from the grid, even while including electricity used to charge the homeowners’ electric vehicle.
